Flat, villa and commercial renovation in Bahçeşehir. The right order of priorities and services renewal in flats over twenty years old; free survey.

Renovation and Refurbishment in Bahçeşehir

Bahçeşehir's first-generation estates have now passed twenty years. The buildings are sound and well maintained, but the equipment inside them is nearing the end of its service life. That creates a particular pattern of renovation demand here. Erdağ Yapı Dekorasyon delivers turnkey flat, villa and commercial renovation throughout Bahçeşehir.

How Is a Renovation Budget Built in Bahçeşehir?

In renovation it is scope, not floor area, that sets the figure: are the services being replaced, is the wet-area tanking being opened up, are the windows being renewed. In Bahçeşehir's twenty-year-old flats the services item comes up almost every time, so the budget has to be built around it. The largest items are, in order, kitchen units and worktop, wet-area renewal and flooring; paint and wall coverings are small beside them. At the survey we set out the scope item by item and give a written quotation.

The Right Order in a Twenty-Year-Old Flat

In flats of this age, putting the budget in the right order matters. The invisible items come first: water pipework, electrical circuits and wet-area waterproofing. Twenty-year-old galvanised pipe and an old fuse board left under a new kitchen means tearing the whole job out at the first fault. Windows and thermal insulation come second; kitchen, bathroom and surface work third. At the survey we assess the true condition of the services and set that order with you — finishing the invisible before starting the visible is the cheapest route in the long run.

What Is Worth Changing in a Kitchen or Bathroom?

These are the two rooms that stretch a budget most, but not everything needs replacing. If the kitchen carcasses are sound, changing only the doors, worktop and splashback makes the kitchen look rebuilt; we replace carcasses only where there is swelling or rot. In a bathroom the opposite applies: if the tiling is being renewed, the waterproofing and pipework beneath it should be opened too, because a leak two years later means taking the new tiles off. At the survey we show you which items genuinely need changing.

Frequently Asked Questions

What sets the cost of a bathroom refit in Bahçeşehir?

What moves the figure is the class of sanitaryware and tiling you choose and whether the services are replaced. Quality differences across the shower enclosure, concealed cistern and units change the total noticeably, so we make the product choices together at the survey.

Which is the biggest item in a kitchen renewal?

The largest item is the units and worktop, followed by tiling and services. If the carcasses are sound, replacing only doors and worktop renews the kitchen noticeably at well below the cost of a full replacement — we check the carcasses and hinges at the survey and tell you.

How long does a bathroom take?

An average of 10-14 working days. The pace is set by the curing of screed and tanking, not by the tiling. We ask you to finalise sanitaryware and taps before we start, because material delays extend the schedule directly.

Do the services have to be replaced in a twenty-year-old flat?

If there is galvanised pipe, we recommend it. While the walls are open, replacing services is cheap; doing the same work two years later means breaking new tiles. Copper or PPRC with no sign of leaks we leave alone.

Can I stay in the flat during the work?

For partial work, yes — we work room by room and screen off the dust. If a kitchen or bathroom is being fully renewed, that room is out of use for 1-2 weeks. If screed is being poured we suggest staying elsewhere for a few days.

Wood flooring or tiles?

Tiles in wet rooms and kitchens, wood in living spaces. Laminate is cheap and fast but does not get on with water; LVT can go into wet areas and is quieter. If there is underfloor heating, the product has to be rated for it.

Who removes the rubble?

We do, and it is included in the quote. Rubble is not left in the flat overnight; we use bulk bags or a skip according to estate rules and take it to a licensed tipping site.

Can the price change later?

Not unless the scope in the contract changes. The quotation is itemised with material brands and quantities written in. If the building throws up a surprise, we price it separately and wait for your written approval.

How is payment structured?

In stages: a materials advance at the start, interim payments as work packages complete, the balance on handover. We do not ask for payment upfront. We accept cash, transfer and card.

Do you clean up afterwards?

A builder's clean is included: rubble, packaging and construction dust removed and floors washed. A detailed final clean is priced separately if you want it.

Plasterboard or block partitions?

For partitions, plasterboard is faster, lighter and takes services inside it. Where sound insulation matters, double boarding with mineral wool gets close to a block wall. If heavy units are going up, we add noggings behind the board.
