We do, and it is included. Rubble is not left on site overnight; we take it to a licensed tipping site.

Can I stay in the flat during the work?

For partial work, yes; we work room by room and screen off the dust. If a kitchen or bathroom is being fully renewed, that room is out of use for 1-2 weeks.

Can the price change later?

Not unless the scope in the contract changes. If something unexpected appears we price it separately and wait for your written approval; that item does not start until approval comes.
