What usually inflates a renovation is the unexpected items: the old pipework revealed when tiling comes off, damp behind an opened wall, a consumer unit that will not carry the new load. We discuss these at the survey and write them into the quote. Not springing surprise items on you matters more to us than making the job look cheap.

The Invisible Work Comes First

In a flat over twenty years old, the most expensive mistake is laying new tiling over old pipework. At the first leak the new work has to come out. So we order the job like this: water and electrical services and wet-area waterproofing first, then joinery and thermal insulation, and finally the kitchen, bathroom and finishes. On top floors, marks on the ceiling are usually a problem of insulation rather than paint, so there we check the roof first.

In Buildings Awaiting Regeneration

A question we are often asked: our building will go into urban regeneration within a few years, should we renovate? In that case we do not recommend a comprehensive investment. Paint, flooring and, if needed, bathroom repair raise comfort and pay back in the short term; kitchen cabinetry or a full wet-area renewal is better left until afterwards. At the survey we listen to your building's situation and give a plain recommendation — even when it means no work for us.
