What Determines the Price of Exterior Painting?
Four things set the price of exterior painting: the facade area to be painted, the condition of the surface, the paint system chosen and the need for scaffolding or access. That is why the price per square metre differs from building to building; a correct figure can only be given after a site survey.
What makes up the price
- Facade area: balconies, projections and window surrounds add to the area and the labour.
- Surface preparation: washing, scraping off blistered paint, repairing cracks and render.
- Paint system: primer, number of coats and type of paint.
- Access: scaffolding or another access system, depending on the height of the building.
- Details: a second colour, railings, soffits and sills.
The item that makes the biggest difference
Surface preparation. Even if two buildings are the same size, labour rises noticeably on a facade with cracks and flaking paint. A quote that skips preparation looks cheap, but the paint fails early.
