New Stock and Old Stock: Two Different Renovations

On the European side, scope — not floor area — sets the renovation budget, and building age splits that scope in two. In the young blocks of Başakşehir, Bahçeşehir and Beylikdüzü the services rarely come into a project; demand is about personalising a new flat (cabinetry, lighting, flooring, surfaces). In the 20-to-40-year-old apartments of Bakırköy, Şişli, Fatih and Beyoğlu the largest item is the invisible one: galvanised plumbing and old electrical circuits are cheap to replace while the wall is open, but doing them later tears out everything newly installed. At the survey we assess the true age of the services and put it at the top of the quote.

The Right Order in a Bathroom: Invisible First

The commonest mistake in a bathroom refit is starting with the tiling. The correct order is: strip-out, services, waterproofing, screed, tiling, fit-out. If the tanking is rushed, the first leak means taking the new tiles off; so we write the curing times for screed and tanking into the schedule and do not shorten them. An average bathroom takes 10-14 working days, much of it waiting for curing.

What sets the renovation price?

Scope, not floor area. The largest items are kitchen units and worktop, wet-area renewal and flooring. Building age is decisive: in older flats the services come into almost every project.

Why is renovation cheaper in a new flat?

In young stock such as Başakşehir and Beylikdüzü the services rarely need work; the water and electrical renewal that takes a large share of the budget in older districts is generally unnecessary. Demand is about personalising the new flat.

Are new services essential in an older apartment (Bakırköy, Şişli, Fatih)?

If there is galvanised pipe, we recommend it. Replacement is cheap while the wall is open; two years later the same work means breaking new tiles. Copper or PPRC with no sign of leaks we leave alone.

How long does a bathroom refit take?

An average of 10-14 working days. The pace is set by the curing of screed and tanking, not the tiling. We ask you to finalise sanitaryware and taps before we start.

What order does a bathroom follow?

Strip-out, services, waterproofing, screed, tiling, fit-out. Starting with the tiling is the commonest mistake; tiling laid without opening the waterproofing and services beneath comes off entirely at the first leak.

Does everything in a kitchen need replacing?

No. If the carcasses are sound, changing only the doors, worktop and splashback makes the kitchen look rebuilt at well below the cost of full replacement.

Can I stay in the flat during the work?

For partial work, yes; we work room by room and screen off the dust. If a kitchen or bathroom is being fully renewed, that room is out of use for 1-2 weeks.

Do you take on villa renovation?

We do. We have worked on projects such as Alkent and Mimaroba in Büyükçekmece, the Bahçeşehir estates and Sunflower Villaları in Silivri. Villas need separate planning for stairwells and floor transitions.

Who removes the rubble?

We do, and it is included. Rubble is not left in the flat overnight; we take it to a licensed tipping site and sweep the communal areas every evening.

Can the price change later?

Not unless the scope in the contract changes. The quote is itemised with material brands and quantities. If the building throws up a surprise we price it separately and wait for your written approval.

How is payment structured?

In stages: a materials advance at the start, interim payments as items complete, the balance on handover. We do not ask for payment upfront. We accept cash, transfer and card.

Do you take on clinic and commercial refits?

We do. The Kanuni Sultan Süleyman Hospital in Küçükçekmece and Merter Collesium AVM are among our projects here. In commercial work every closed day is lost, so we compress the programme and work outside normal hours where needed.

How long is the workmanship guarantee?

We give a one-year workmanship guarantee, in writing. Defects arising from our work are put right at no charge; damage from impact or later alterations is outside the scope.
